Every person we introduce has completed our 8-week Readiness Program — assessed on financial clarity, relational maturity, family alignment, and realistic expectations. You get a readiness dossier, not a hopeful email.

Zero noise, zero upfront cost

No listing fees. No monthly subscriptions. No marketing costs. We take a 5% commission only when someone we've prepared actually converts to a resident. If nobody moves in, you pay nothing.

Your village, presented live to 200 seekers

Each cohort features 10 village projects. Your project gets a dedicated live presentation slot — with Q&A — to 200+ people who are actively preparing to make the move. That's not a directory listing. That's a room full of ready buyers.

A filter that protects your culture

We don't just send anyone. Our matching considers values, lifestyle preferences, family structure, financial tier, and autonomy-versus-community orientation. You receive people who are genuinely compatible with what you're building.

THE PROCESS

From application to resident — here's the path.

You apply

Tell us about your project — location, stage, capacity, culture, pricing, and what kind of residents you're looking for. We evaluate every application personally.

We evaluate

Our team visits your project (virtually or in person), reviews your governance model, financial structure, and long-term viability. We're selective — we only feature projects we'd recommend to our own families.

You're featured in a cohort

Your village gets a dedicated presentation slot during the 8-week program. 200+ seekers see your project, ask questions, and evaluate it alongside their pod. You present your vision directly — no middleman summary.

Pods evaluate and match

Each pod of 6–8 people collectively evaluates the 10 featured villages. They score governance, financial transparency, culture fit, and long-term potential. This collective intelligence catches what individual browsing misses.

We introduce matched residents

At the end of the program, participants who match your project receive a structured warm introduction. You get their readiness dossier — including financial tier, maturity assessment, and commitment probability. No cold enquiries.

You convert (and we earn our fee)

When a resident we've prepared signs with your project, we invoice a 5% commission on the transaction. That's it. No conversion, no cost.

We look for
  • A clear governance model — or honest acknowledgment that it's being developed
  • Financial transparency: residents should know what they're buying into
  • A real site — land secured, planning in progress, or construction underway
  • Founders who are building for the long term, not flipping
  • A culture that welcomes diversity in age, background, and family structure
  • Willingness to present live to our cohort and answer real questions
We don't work with
  • Projects that are purely speculative — no land, no plan, just an idea
  • Closed communities that won't answer financial questions
  • Projects where one person holds all decision-making power with no governance path
  • Anyone who needs bodies more than they need the right people
